Site Plans

Site plans tend to be more detailed than Certified Plot Plans. A site plan is usually requested for planning and design purposes. In addition to what would be shown on a certified plot plan a site plan would include: topography, existing pavement, parking spaces, above ground utilities, below ground utilities as marked by dig safe, landscaping, fences, etc. In addition a site plan would often be supplied by the surveyor in a digital electronic format to be supplied to an engineering or architectural firm. All items shown on a site plan should be tied into a known datum of some type that could be reproduced at some future date. When planning for a house or building addition, most architects would advise the client to obtain a site plan before any design work begins. A plan for recording at the Registry of Deeds is usually not prepared.
